From Kevin Ward, international real estate trainer, speaker, and coach. Every listing agent loves it when you take a new listing and it gets a good offer very quickly. However, what do you do when the Seller wants even more? Should you wait? Counter? How long should you wait? How do you keep the Buyer from walking? What do you tell the seller to keep them from getting greedy and losing the best offer. The key is having straightforward communication both with your Seller and with the other agent. Your job as the seller's agent is to educate the seller on the different possible scenarios, to advise them of the pros and cons of each scenario, and then let the seller make the final decision. Be very wise and careful about recommending what the seller should do or (even worse) making the decision for them. With the other agent, you also want to communicate very straightforward and honestly about what the seller is wanting to do. Even if the other agent and the buyer doesn't like the seller's response, they will be much more likely to stick around if they feel like they are being treated fairly and respectfully. There are so many variables it's impossible to really answer the question conclusively without a lot more information. Here are some of the main reasons why "cold calling" does not work for most Realtors: 1. "Cold calling" is one of the least effective, most painful method of lead generation now compared to in the past, primarily because of lower trust & fewer people answering a home phone. 1. It's also unlikely they're ready to buy or sell now. If they are, it is even less likely they will tell you. Most people don't enjoy being solicited, and they're not as patient and kind as they used to be 2. How you sound. If you sound unconfident or nervous...or over excited people are immediately turned off. The sweet spot is sounding truly interested and friendly, in others words, natural and authentic. 3. What you are saying. If you are calling to get a listing, they see the call as self-serving. If you are using BS, you are going to get resistance. Get "yes" without the BS. 4. For me there are BETTER APPROACHES than cold-calling such as: 1. Face to face 2. FSBOs, Expired Listings, Distressed sellers, Probate, etcetera. 3. Your own Personal Circle. In this video, Kevin discusses what to do when your are the Buyers Agent representing the buyer and the appraisal comes in too low. The key is negotiating in a way that is honest and fair and yet gives your client the maximum leverage to get them the best terms and price. When you negotiate a contract always communicate promptly and do not drop a bomb shell on anyone without warning. No one likes surprises. Also, you want to work toward something that feels like a win/win outcome for all parties. The most important thing to keep in mind is that you want to make deals work, not fail. And you want your clients to feel good at the end about the outcome.
